You've
probably heard the term before...... Being a Bird Dog is as simple as
someone who is extremely familiar with their surrounding area - and they
know (usually before anyone else does) when someone is moving out of
their neighborhood. Often times, you may have friends that may need to
sell a home, and you're unsure as what you should do that would help
them. Maybe you're wondering how you can make money on a
house that is going to sell anyways. Perhaps, you are thinking this
would be much harder than it
seems since you have never done something like that before?
Making money is EASY by becoming a
bird dog! All you are really doing is helping your friends sell their
unwanted property, and making some QUICK money on the side! Still
"unsure" or skeptical?? Let's look at a different example.....
Let's say you are moving and you own an old car that
you would like to get rid of. You might have bought it for a substantial
amount of money several years ago, but since you are moving very soon,
that doesn't matter anymore - it has served its purpose while you owned
it. Maybe you have turned down offers while waiting to move. The day before you
are moving, perhaps you would be willing to entertain ANY offer, since you cannot
take it with you! The day of your move, someone comes along and makes a fair, reasonable
offer and buys your car. They know someone who they can then sell it to
for a bit more than they bought it from you. This "spread" or difference
between the two transactions is their profit! Not only is it
absolutely legal, it is fast, easy, and a
great way to make money with almost NO risk to you!
The same concept works for properties! You find houses
or properties from people that need or want to sell (sooner rather than
later). You then pass the information on to us which will help you make
money for your efforts! In essence, you could easily become a money
making machine! The more deals you find, the more money you can make!
The types of properties we buy might be abandoned, run
down, vacant, moldy, water damaged, or fire damaged. We also buy
properties that have foundation problems and from people who have
medical issue, are facing foreclosure, or are an out of town landlord.
Usually, the more extreme the situation with the seller, the better the
deal that will result.
As you find deals, we will help you maintain a
very specific relationship between us and the seller. In no way, will we
ever try to work around you and steal the deal from you. If the deal
doesn't or won't work in a way that everyone can benefit, then our
preferred decision would be to move onto the next deal.
Our
assignment fee usually ranges from $500 on smaller deals, and up to
$1500+ for larger deals. Money is paid directly to you at the closing of
each transaction through the
Title Company and the checks are good as
soon as you get them! Transactions are generally funded and closed
within a few days which means that in a few days the seller's problem is
over, and both of us will have gotten paid for helping the seller sell
his property!
