  • What kind of houses do you buy?

  • What do you mean by "any condition"? What if my house needs repairs?

We will buy your house "as-is" & "where-is" without any fault to you! You don't need to do any more repairs!

No problem! We can still buy your house in its current condition, even if it has demolition orders scheduled. Let the problem of getting the demoltion orders reversed be our problem!

When we buy properties, we usually figure in such factors as the property's condition, the total cost it will take to repair it, the actual location of the property, and all of the associated costs needed to sell your house in today's current market conditions. Our offer price will also include any holding costs, insurance premiums, all taxes, any utilities needed duirng ownership, and any & all needed maintenance until the property is sold.  We usually don't pay retail value, but buy properties at a discount, which will allow us to take in these other costs. 
  • If I contact you, will you harass me and/or make me feel obligated to sell to you?
After you contact us, the only reason for us to return contact wih you is to provide the cash offer you requested.  If you decide that you don't want to sell your property, or maybe not to sell it to us, simply inform us of your decision and we will conisder you file closed. We have no interest in pursuing people after they have expressed their lack of interest in selling their property. We conider the privacy of your information with regard to your security a priority at all times.
  • What if I am behind on my payments or in foreclosure, can you help?

Yes, if you call or contact us now, we may be able to help catch up your back payments and stop the foreclosure process.

  •  How can your company prevent or stop foreclosure in San Antonio once it has started?

We will purchase your house before the auction date of your foreclosure actually takes place. If your foreclosure process finalizes without any intervention, your FICO score will be marred, and the foreclosure will take at least 7 years to 
be removed.  A Temporary Restraining Order (TRO) can be filed on your behalf which will delay the process and also allow us more time to work with your lender or mortgage company. 

We use an outside company whose main expertise is negotiating short sales (at no cost to you), and they will often get the difference between what owe and the property's fair market value reduced which will help avoid the taxes on that difference being charged back to you (as a 1099).

  • Do you deal in higher priced properties?

Yes, we can work with any seller who needs to move a property quickly for any reason and in any price range.

  • Will you buy commercial properties such as hotels or apartment buildings?
Yes, We buy all types of properties to include but not limited to, apartment buildings (both vacant & unoccupied), condos (including townhouses), duplexes, land (raw, developed or unparceled), and multi-function wharehouses.   • How does the process of buying our property take place?
Once you decide you want a consultation, we will contact you via telephone to gather some additional information, usually the same or next business day.  We may need some additional info such as your loan payoff amount, lender(s) and we will find out if you have a clear title to your property.  After careful screening, we will make an appointment with you to view your house and listen to your problem. If your property has met our criteria we will provide you with an offer to purchase, which is under no obligation for you to accept!  

We frequently avoid using realtors to buy properties in San Antonio, and if we are able to do so with yours, this will save everyone up to 6% commission during our transaction.  After accepting our offer, we will have the transaction processed at the title company.  Once we verify the property has clear title, the deal will close and you will get funds wired directly to your financial institution. Closing and funding often takes place within 14 days or less!
  • What type of fee do you charge for your service(s)?
